Why are these plans more expensive than plans located in plan magazines and similar publications?

 

The contents of our designs are equal to a custom designed set of home plans.  Custom house plans cost over 6 times our plan prices.  The only thing requiring additional architectural design support is site modification, if different from our design intent, and local code considerations.  In addition, our plans include details not found in non-custom plans - e.g., reflective ceiling plans and roof plans are not necessary or provided in a standard house plan.  Our plans include schedules for finish materials, lighting considerations and workable furnishing notes.

Must your plans be modified prior to construction?

 

This question is difficult to answer.  In most cases, local code modifications are required.  Items such as foundation specifications must be reviewed.  Since the frost line is deeper in the North than the South, local codes determine the depth of footings.  In addition, soil variations could also require plan specification changes.  Heating and cooling requirements vary by climate.  Earthquake and hurricane zones require special considerations.  The list of required modifications could be extensive if you are located in an extreme location.  If you are located in a moderate climate with no special considerations, local modifications will probably be minor.

Will you provide site modifications and local code considerations?

 

Absolutely!  Typically, with photographs and a topological site plan, we can make site modifications without traveling to your location.  Either directly or though our AIA contacts, local code considerations can also be provided at an additional charge.

Will you provide other custom modifications to these plans?

 

Yes.  Depending on the extent of the changes, sometimes builders can make minor field modifications to accommodate your desires.  A small modification project is not our business focus and will be scheduled when possible.

May I make copies of your plans?

 

No.  Our plans are protected by copyright and cannot be copied.  Additional copies can be provided upon request.  Each Construction Package is created to build a single house.  Each house plan can only be used once.

What if I decide not to proceed to construction - can I return the plans and receive a refund?

 

Through our web site we have made every attempt to clearly identify what you will receive in our plan packages - in order to eliminate any misunderstandings.  In addition, each set of plans is individually printed and assembled per order.  Therefore there will be no refunds for any reason.  If you are not totally committed to your project, we suggest that you purchase our Planning Package of one or more plans.  From this package, you should be able to establish a construction budget and get a good understanding of what is necessary to proceed to construction.  Should you then decide to purchase a Construction Package, we will discount the price of the Construction Package by the amount you paid for the related Planning Package.

Why should I buy my plans from Beese Quast Design, Inc.?

 

Our designs are unique and generated by a licensed and experienced Architect and an experienced Interior Designer.  The packages are actually custom house plans for a fraction of the normal custom design price.  Each plan package is designed with a specific environment in mind with specific owner requirements.

Would you consider creating a completely custom set of house plans?
